The Dry Devil's River Ranch is located approximately 4.50 miles south of Sonora, TX on US Highway 277. There is a large gated entrance on the east side of US Highway 277 (Shurley Brothers). It has excellent access and highway frontage. ROADS The interior roads are in excellent overall condition. The seller recently has improved all of the main roads and cut new smaller interior roads to allow for easy access throughout the ranch. SITE CHARACTERISTICS The ranch has sloping to rolling topography with good elevation changes. The Dry Devils River traverses the property on the western portion, giving this ranch ample amount of ground water. There is also a large draw that extends west to east that holds water during wet seasons. The property has high game fencing on the north, west and east boundaries, and standard fencing on the south boundary. There are approximately 12 water wells throughout the ranch, with two being large irrigation wells for the cultivated fields. There are around 100 acres of irrigated cultivated fields, which would be a great supplement to a cattle business. There are multiple earthen stock tanks, which hold during wet weather. Some have water piped to them to keep them full. Vegetation includes native grasses, cedar, mesquite, and other plants that are typically native to the subject's area. The ranch retains its agriculture exemptions. WILDLIFE & HUNTING There are abundant axis, whitetail, turkey and dove, as well as varmints typical for the area.
